The Uncompaghre Plateau is one of Colorado’s best mountain retreats for recreation, hunting, cattle grazing, and snowmobiling. This property is 440 acres of productive grazing and hunting land with 6 ponds, several springs, and a simple cabin on the lower reaches of the Uncompaghre Plateau, just a few miles from Highway 90. One of the biggest challenges for Western Colorado ranchers is to find good summer cattle grazing so that the home place can grow a good stand of hay for the winter months. This property is an excellent choice. The property is rectangular in configuration, and has been split into two large pastures for grazing rotation—200 acres and 240 acres. The fencelines have been cleared and all the fencing has been newly replaced and rebuilt with 4-strand barbed-wire fence. The property has excellent terrain for grazing both cattle and sheep. The current owners have leased the property for sheep in the spring, then rotating to cattle during the summer months, with a capacity of 40 cow/calf pairs until September, then bringing sheep in again during the late fall.
